Watch out! Here are 12 things to pay attention to when buying a home

Buying a house can be a nerve-wracking experience, especially for first-time buyers who might lack the necessary experience to do so with ease and confidence. Is the electrical system okay? What about the plumbing? Is there mold in the house? Is it too noisy? Is the neighborhood safe? These are all important questions homebuyers need to ask themselves when visiting a property. The following 12 are just a few of those questions, but they are definitely important ones. Can you think of anything else?

House Size

One of the very first things any prospective homeowner should ask themselves is what kind of house they want . Having a general idea of the size, as well as the amount and type of spaces needed, is considered basic information before starting to look for a property.

Roof Condition

For practical reasons, most people looking to buy a house don’t inspect the roof of a prospective home. However, that section of the house can present serious and costly problems if it has any kind of damage.

Asking about the condition of the roof is paramount. How old is it? What is it made of? Buyers can find this information on the seller’s disclosure or ask the real estate agent to find out. Asphalt shingle roofs last around 20 years, but other materials, like clay or metal, can last much longer.

Neighborhood Safety

It goes without saying: safety is a big thing. When searching for a home, make sure the neighborhood where a potential house is located is safe. It’s also highly advisable to check out the neighborhood from an insider’s perspective via social media, such as Facebook groups, where you can learn more about the area and ask locals questions.

If you’re truly interested in a particular home, spend some time in the neighborhood. Go for a walk and check out local businesses to get a feel for what it’s like to live in the area.

HVAC system

The HVAC system heats and cools a house year-round. Anyone looking at houses should ask about the type of heating and cooling system each one has and, most importantly, how old it is. Asking for maintenance records is also a good idea.

Furnaces and AC units typically last anywhere from 10 to 25 years. If a unit is broken, repair costs vary based on the type of system and how big it is. Homeowners can spend an average of $7,000 to replace an existing HVAC unit—but don’t count on a home warranty to automatically cover that.

Property Taxes

A commonly overlooked item for first-time homeowners when searching for a house is property taxes. When considering a potential home, always compare property tax amounts over several years to help you calculate the overall affordability of the property .

To find out a home's estimated property taxes, check with the county's appraisal board. Homeowners Association dues should be listed in the home's listing, or you can request them from the listing agent.

Plumbing

The plumbing system in a house can be a mystery for a prospective buyer if they don't know how to inspect it properly. Pipe disintegration, obstructive tree root growth, and complicated clogs can all cause havoc on the system. Keep in mind that sewer line replacement can cost anywhere from $1,300 to $4,900.

Always check toilets for leaks, unstable bases, and discoloration . Look under the bathroom and kitchen sinks for signs of leaks. Turn on the hot water in the sink or tub to see if it gets hot. If it doesn’t, that could indicate a problem with the water heater.

Water damage and mold

Water damage can cause numerous problems in a house, including structural issues, mold, and rot, especially in basements. Anyone inspecting a house should pay close attention to musty smells as well as water stains on floors, walls, or ceilings .

The cost of mold removal can be anywhere from a few hundred to a few thousand dollars, depending on the size of the affected area. And, because mold is a health hazard, it should be treated before moving in.

Proper ventilation

This one might be subtle, but it’s very important, especially when considering the mold issues mentioned earlier. Without adequate interior ventilation, moisture can't evaporate , which can turn a room into a breeding ground for mold.

Look for condensation on windows or slightly bubbled or peeling paint around windows, doors, or vents. These signs may indicate moisture within the walls or ceiling drywall.

Noise Level

Nobody wants to live in a noisy home. But, at the same time, this issue is often overlooked when searching for houses. Many showings are cunningly scheduled during quiet hours to disguise the noise issues.

If you are truly interested in a property, visit during high-traffic hours to assess this concern . Even if the house is perfect in every other way, the constant hum of passing cars, public transport, or other sources of noise can become a serious problem.

Foundation and home exteriors

Foundations matter. Bulging or bowing foundation walls are signs of structural weakness that can be expensive to repair. Always check for cracks in the foundation, drywall, or ceiling ; gaps above doors and windows ; sunken stairs or porches; and sloping or uneven floors or tiling.

Of course, not every crack means the home is about to collapse. Every home experiences some degree of settling, so some cracks are to be expected.

Electricity issues

The electrical system in a house can be compared to the nervous system of a human being: every part must work properly, and issues can sometimes be difficult to spot. From the power outlet next to the bed to other electrical systems in the house, like the garage door opener, everything is important and contributes to your safety and comfort. Bring a phone charger and plug it into random sockets to check if they work properly .

Buying a house is a big investment and you can be living in it for a very long time. Therefore, it is always important to take into consideration any future plans and whether these plans make sense in that particular house.

Is there a wall you could knock out to create more space if needed? A garage or attic you could potentially finish if you need an extra room? Having an easy-to-modify layout can provide more possibilities for the future.

Different species of bears have lived in America for much longer than humans and continue to do so, sometimes even near urban areas. People who live in areas where black bears can be found should know how to act to stay safe and avoid harming the bears, which are mostly just confused and hungry. Take a look at the following 10 tips and remember them. This is the kind of information that can save your life or, at the very least, save you some trouble.

Stand and face the bear

If a black bear approaches you, stand your ground and face it directly . Never run away from or approach it. The bear is most likely just as surprised as you are and will avoid getting into a fight. If the animal sees that you don’t flee, it will simply walk away looking for an easier, less crowded direction.

Appear big

A trick often employed in nature by animals and insects that need to deter bigger creatures is to make themselves appear larger by any means necessary. The same tactic should be employed if you encounter a black bear. Make yourself look as big as possible by spreading your arms or, better yet, using a coat if you have one at hand.

Make some noise

No other animal in nature can create noises like a human can. Either screaming at the top of your lungs or banging on a pan, the kind of noise you can produce is extremely startling for almost any animal, including bears, which will leave you alone as soon as they can.

Keep bear spray at hand

Bear spray is a highly effective deterrent against black bears. If a bear approaches and you have bear spray, don't hesitate to use it . The animal will find the whole ordeal extremely unpleasant and will flee immediately.

Fight back

In the extremely rare event of a black bear trying to attack you, attempt to escape to a secure location. If escape is not possible, fight back using any available object . Focus your blows on the bear's face and muzzle. Never play dead, as this can encourage the bear to continue its attack.

Remove what attracted the bear

If you have seen a bear near your home or the area where you are staying, be sure to remove whatever attracted them to the location . This could include a used barbecue grill with leftover grease or meat, a bird feeder, unattended pet food, or garbage.

Alert your neighbors

If you have seen bears or any signs of their presence in your area, alert your neighbors. Even if you have taken the necessary precautions to deter the presence of bears, your neighbors might be doing otherwise if they are not aware of the situation.

Keep your pet safe

If you are in an area where black bears, or any bears, are known to exist, always check for their presence before letting your dog, cat, or any other pet go outside. If a bear is in the vicinity, create a safe, enclosed space where your pet can retreat. If possible, move your pet indoors quickly and calmly, keeping them away from windows or doors where they could attract the bear's attention.

Give the bear an escape route

If you encounter a bear in your area, follow the advice mentioned earlier and always make sure to leave an escape route for the bear to leave easily. If the animal feels cornered, there is a much bigger chance of getting into an aggressive situation.

Airtight containers

Make sure to store garbage in secure, airtight containers inside a garage or other enclosed storage area. Adding ammonia to trash cans and bags will help reduce odors that attract bears. Also, clean garbage cans with ammonia at least once a week to eliminate residual odors.

Do not store recyclables on a porch or in a screened sunroom, as bears can smell these items and will rip through screens to get to them. Place garbage outside only on the morning of collection, not the night before.

Although it's true that Nixon was indeed popular for his foreign policy achievements before the Watergate scandal, his involvement in that unforgettable episode forced him to resign, making him the first and only US president to step down from office.

Judging a president goes beyond assessing their decisions: a lack of empathy for the people they serve can be just as damaging. Herbert Hoover was president when the Great Depression began, following the stock market crash of October 1929. He maintained a largely hands-off approach that was harshly criticized as inadequate and led many to see the president as out of touch with the suffering of Americans.

Ulysses S. Grant, the 18th US President, was a polarizing figure. As a Union general, he played a crucial role in securing victory during the Civil War. After Abraham Lincoln's assassination, Andrew Johnson served as the US president from 1865 to 1869, just six weeks after becoming Lincoln's vice president. It was a critical period in American history, and he is remembered for opposing many Reconstruction efforts . He even vetoed several key congressional initiatives, including the Civil Rights Act of 1866, though Congress overrode many of his vetoes. In 1868, Johnson became the first US president to be impeached.

James Buchanan (1857-1861)

Often ranked among the least popular presidents, James Buchanan led the nation during a period of deep internal division, just before Abraham Lincoln took office. Despite the growing tensions, he chose to stay out of the conflict. He's most often criticized for his inaction as Southern states began seceding from the Union and making only minimal efforts to prevent the Civil War.

Chester A. Arthur (1881–1885)

Some presidents aren't necessarily considered unpopular because of any specific scandal or failure, but rather they simply went unnoticed. One such figure is Chester A. Arthur, who served as president from 1881 to 1885 after the assassination of James A. Garfield. Although many historians view him as a capable and reform-minded leader, Arthur remains one of the most overlooked presidents in US history.

Warren G. Harding (1921–1923)

Warren G. Harding, the 29th President of the United States, is often regarded by historians as an ineffective leader. Although Harding himself wasn't directly involved, corruption scandals implicating members of his administration along with his inaction in response to them–did the most damage to his reputation and legacy.

Millard Fillmore, who served as US president from 1850 to 1853, is widely criticized for decisions that deepened national divisions , most notably his signing of the Fugitive Slave Act. The law inflamed tensions in an already fractured nation, pushing the country even closer to civil conflict.

John Tyler (1841–1845)

In 1841, John Tyler became the first vice president to assume the presidency following the death of a sitting president. His assumption of office was unexpected even for himself–and his frequent clashes with Whig Party leaders didn't help his image among voters. In fact, he was expelled from the party while still in office. To make matters worse, years after his presidency, Tyler sided with the Confederacy during the Civil War.

Zachary Taylor (1849–1850)

Zachary Taylor became the 12th President of the United States in 1849, but his sudden death in July 1850 meant his time in office lasted only 16 months. While he isn't necessarily disliked, he's less remembered, partly because of his short time in office.
